Heated pool(maintained by the condo association), beach chairs, umbrella, beach towels. Cross over Ben Franklin Rd to access beach. Cross over Blvd of the Presidents to get to Ted Sperling Park for trails , SUP and kayaking
Transit
You can walk or bike to St Armand’s Circle. SCAT bus stops can take you to Mote Marine, LBK , Downtown Sarasota,or anywhere in the SRQ/Siesta Key area.

Press the lock button to make sure your door is locked and make sure your slider door is locked before you leave. Do not lock the door from the inside and then leave .only use the lock button on the keypad.

Use the Comcast Xfinity cable TV remote for TV controls. Use manufacturers remote for changing your inputs if you want to use Chromecast or Net Flix, etc.
Parking lot is first come first served for Pelican Gardens only and on Roosevelt Rd for no charge to you as a guest. Trash/recycle area is located on the east side of the building facing Boulevard of the Presidents.
Laundry is in the building across your unit past the pool area. $1.75 quarters only
If there is an issue with the common area like the pool we’ll need to contact the association since that is their responsibility for caring for the grounds.
MURPHY BED:In order to use the Murphy bed just remove the cushions off the sofa.
Tuck the metal footboard leg support all the way under the platform in order to stabilize the Murphy bed
LEAVE THE SOFA in the same place!!
The bed will fit inside both armrests. the metal bar at the foot of the bedgoes under the bed completely to give you support
BEACH AND PARK ACCESS: Walk down Roosevelt Dr and cross over Ben Franklin Dr and go North to Lido Key public beach/Coolidge Park . Takes about five minutes. Lido Key beach also has public parking. Very short drive away less than two minutes.
South Lido Park also has public beaches about a two minute drive southbound from your condo. Also has public parking.
Ted Sperling Park is great for kayaking and SUP. Cross over Boulevard of the Presidents and Taft
HOUSE INFORMATION/RULES
Thank you for choosing us for your stay. We’re looking forward to your arrival.
We are in a residential condominium of five villas and a pool.
PARKING: Parking spaces are in the Pelican Gardens association lot. First come first served, not assigned spaces. You can park for free on Roosevelt Dr on the south side of the street. If anybody asks tell them you are staying in unit # under Nieswand . No one can tell you to move unless they are a Board member or manager.
Please respect the neighbors and keep noise levels to a minimum. Especially after 10 PM. That is quiet time.
*Please be advised that although we make every effort to make your stay enjoyable, we are not set up to operate like a hotel. We are single owner/operators. If there is an issue do not call Airbnb ,first call us first. Most issues can be resolved right away. Or we will find a solution for you. We will not issue a refund if you do not call us first.
We provide toilet paper, paper towels, dish soap, shampoo, a few extra garbage bags at the beginning of your stay. If you plan on staying longer or depending on usage you may to have to purchase more.
We provide beach towels, chairs, and umbrella.
If there are any issues with cleaning or maintenance needed please report them to us as soon as possible so we can address them.
*NO SMOKING inside the home.
POOL: Pool is heated. Please monitor the pool area especially if there are minors in your party or others who cannot swim. Please, No glass or food in the pool.
UTILITIES: we offer water, electric, sewer, trash removal and Wi-Fi at no extra charge. Please do not leave doors or windows open. It will invite bugs.
Please do not leave windows or doors open while you’re there with the air-conditioning running or have running water unattended.
Leaving doors and windows open will also attract pests
TRASH : Dumpster is located at the end of the two story building.
PLUMBING. We are not responsible for toilet stoppages and drain stoppages due to guests’ negligence. Please don’t rinse sand inside bathroom shower. It will damage the plumbing.
We are not responsible for lockouts. Guests will be billed for any locksmith or trip charges to let you in. $50 minimum lockout fee.
Each property has a specific maximum occupancy. Take note of the maximum number of guests allowed. This policy is strictly enforced. Bringing more guests than that of the reservation may result in immediate departure with no refund.
The maximum occupancy is stated in all accommodation’s descriptions. If you have a large gathering at or on the property, we will ask you to leave with no refund and charge additional fees for clean-up.
Refunds for early departures are not given under any circumstance.
The landlord or maintenance technician may enter the premises at any time in the event of emergency but will use its best efforts to give 24-hour notice for normal maintenance or inspections. There is weekly pool service and yard maintenance.
There should be no expectation of refund, and there will be no refund or relocation because you are disappointed with the property you have chosen to rent or if something associated with the property is not working to your satisfaction. There will be no refunds or compassion for: Acts of God, Mother Nature, act of war or government agencies, road maintenance, gas shortages, power outages, TV services outages, internet outages, or water outages. Descriptions of the home are deemed accurate but may be subject to change. We have the right to change the amenities such as the furnishings, equipment, and anything other to improve the home.
If you have any difficulties with anything in our home during your stay, you must make us aware of it immediately so that we may do whatever is necessary to resolve the situation.
CHECK OUT time is 10:00 AM. Please contact us if you are departing over the weekend. A Late check out arrangement must be made with us or there is an additional charge for late check outs.
Before you depart please follow these simple instructions:
• Please wash all used kitchen ware (utensils plates, glasses etc) and have any remaining pots, pans, etc washed and placed in cabinets.
• Collect and dispose of all trash into dumpster at the east end of the building parking lot . (including food in fridge)
Strip down the bed excluding the mattress cover.
Set AC to 78°
• Close door securely and text us to let us know when you are leaving in order to schedule housekeeper that day.
Return items to their original location or condo.
Extra charges apply for lost or misplaced items.
Additional charges apply to condos that require excessive cleaning, damaged items, damage to property, and replacing lost or ruined linens and towels.
