Guests have full access to the entire property except for owner’s closet, housekeeping closet and limited use of the garage. In the garage, guests have access to the laundry area and pool bathroom.

We Provide the following:
• Kitchen: Contains all the amenities you would ever need for a short-term stay.
• Pool and lawn are serviced once a week, please leave the pool cage door unlocked for pool service technician.
• Trash and recycling pick up: Leave by road Sunday night, pick on early Monday
• Wi-Fi included All televisions are smart TVs. You may also sign into any of your streaming accounts on our televisions but please remember to sign out of your account. Access to our Wi-Fi is free for our registered guests. The unit’s Wi-Fi access code is subject to change without notice. Wi-Fi signals are subject to change without notice depending on the room’s location, the status of our Wi-Fi equipment and interference from other local wireless signals. We assume no liability for guest use. Wi-Fi information will be given to you through the Airbnb communication upon arrival.

Other Things to Note
• Smoke detectors. Do not remove or tamper with smoke detectors or an additional charge of $50 will be assessed. If batteries need to be changed, please notify your host.
• Please note that children friendly does not mean the area is child proof. It is the responsibility of the registered guest and parent/guardian to always monitor their children’s activities. The home is equipped with pool alarms on all doors leading to the lanai/pool. The registered guest and parent/guardian is responsible for restricting and monitoring access of children to the lanai and pool area.
• Please respect our home as if it was your own. Food and drinks shall only be consumed in common areas such as the kitchen, dining room and living room. Please do not bring food or drinks into the bedrooms. Plenty of drink coasters are provided throughout the house, please use them.
• Furniture: Please do not rearrange any of our interior furniture or designs. Dragging any furniture around on the floors will cause damage.
• Please remember that you are in someone’s personal home. You are not in a hotel. There will be some wear and tear carrying its own individual character.
• We are not responsible for toilet stoppages and drain stoppages due to guests’ negligence. Plumbing charges will be passed to the guest in these cases.

We are not responsible for lockouts. Guests will be billed for any locksmith or trip charges to let you in. $50 minimum lockout fee.

• 100% Smoke Free: This is a non-smoking home, including, but not limited to, cigarettes, cigars, pipes, vaping, marijuana, including medical marijuana. Units are cleaned and inspected prior to check-in. Candles, incense, essential oils diffusing/vaporizing etc. are prohibited. No glitter, confetti, or tacking up decorations to our walls. We do understand that you may be celebrating a special occasion, but these items are very hard to clean for the next guest and may cause damage to our walls and furniture.

Pets are permitted in this rental home only if arranged in advance. Dogs under 35 lbs. are allowed. Addition of any other pet(s) is prohibited without prior approval. You are solely responsible for any damaged or personal injury caused by your dog.

To bring your pet(s), guest(s) must agree to the following terms:
1. Guests agree to keep their dog under control at all times.
2. Guests agree to promptly report any damage caused by pet(s).
3. Guests agree to pay any costs for damage done by pet(s).
4. If damages are not reported but are found by staff, it will be documented, and necessary replacement or repair costs will be charged to guest(s) credit card on file.
5. Guests agree that their dog is housebroken.
6. All pets must be up to date on rabies vaccinations and all other vaccinations. Heartworm preventative is highly recommended.
7. All pets are to be treated with Advantage or similar topical flea and tick repellent three (3) days prior to arrival.
8. Guests agree that the pet will not get on the furniture or bedding. There will be an additional fee of $100 if pet hairs are found on the furniture or bedding.
9. Guests agree that dog(s) will be rinsed of sand & dried thoroughly before entering the unit. Guest linens & towels should never be used on your pet!
10. Guests agree that dog(s) will not be washed in the bathtubs or showers inside the unit. This must be done in the outside shower or with the hose in the carport.
11. Guests agree to adhere to local ordinances, leash laws and licensing requirements.
12. Guests agree to clean up after their dog(s) & dispose of their pet(s’) waste promptly.
13. Please don’t leave your dog unattended in the home at any time. Pet must be in their crate when guests leave the home. Guests agree to keep dog(s) from being noisy or aggressive, and from causing any annoyance or discomfort to others. Guests will remedy any complaints immediately.
14. Owners are not responsible for guests’ dog(s). Guests agree to pay agents promptly for any damage, loss or expense caused by their pets.
15. No personal pet beds or other such items should be put in the washer or dryer!
16. Repairs to screening on the porch will be assessed at labor charges for rescreening if your dog(s) break through the screen for any reason.

17. All excess dog hair will be swept, vacuumed or otherwise picked up and removed from the inside of the unit prior to departure.
18. “Vicious or Dangerous Dogs” trained for dog fighting or with any tendency or disposition to attack any dog other domestic animals or humans without provocation, are not permitted at any time. Any dog with a recorded history of biting is strictly prohibited.
19. No cats or any animals other than dogs are allowed. NO “Visiting” pets will be allowed

Kitchenware has been added for your convenience. You are responsible for cleaning up your own dishes prior to departure. All dishes must be in the dishwasher washing or clean before you depart. $25 dishwashing fee if dishes are not washed.

*We are not responsible for lost or stolen items. If an item is left behind and a guest asks to have an item shipped, then the guest must pay shipping costs plus $25 service charge directly.
*Each property has a specific maximum occupancy. Take note of the maximum number of guests allowed in the home before making your reservation. This policy is strictly enforced. Bringing more guests than that of the reservation may result in immediate departure with no refund. The maximum occupancy is stated in all accommodation’s descriptions.
*If you have a wedding or large gathering at the home or on the property of any of our locations without prior notice and securing a package, you will be charged a MINIMUM of $1000.00 for your event.

*Refunds for early departures are not given under any circumstance.
*There is absolutely no ATV, dirt bike, or any other type of off-road vehicle use at any of the homes or on the property. Use of an all-terrain vehicle at the home or on any of the premises will result in $200.00 charge plus possible further collection(s) due to damage. This may also result in being asked to leave without a refund.

*You will be held responsible for any irremovable stains or damage caused to furniture. towels or linens at a cost of $5 per towel and $50 per sheet.

*Do not add anything to the pool (including, but not limited to bubble bath, bath oils, etc.). Doing so will result in an additional cleaning fee. Do not leave small children in the pool. Do not put glass in the pool. Doors have alarms that can be disabled by guest. We advise always leaving them on.

*Do not set air conditioning below 72F or leave the windows and doors open while the A/C is running. Unit will freeze up and you will have no A/C. Guests will be responsible for A/C repair charges.

*Preserve nature as it is. Leave all plants, wood, and anything else on the grounds as it is. Taking anything from the grounds is strictly prohibited.

*Prior to departure please take all trash and place inside the trashcan
Please enjoy the outdoors, but respect the privacy of other guests, and do not wander out of our boundaries on to another parcel. Please respect the privacy and property of any neighbors. Outside quiet time after 10 PM so as not to disturb other homes down the road.
* Please respect your neighbors and keep the noise level down between the hours of 10:00 p.m. and 8:00 a.m.
*Unlicensed Firearms at the home is prohibited. Shooting guns at the cabin is prohibited. Shooting guns will result in being asked to leave the property with no refund.
*Flushing sanitary napkins down the commode will result in major damage to the septic system. A $250 fine to repair the septic system will result.
* You are responsible for maintaining the cleanliness of the premises during your occupancy and to leave the premises reasonably clean and in good condition upon departure. Failure to keep the home clean may result in additional cleaning fees.
*Do not rearrange or tamper with the wiring of the TV and satellite/cable systems.
* Any items that are damaged during your stay due to negligence or carelessness will be billed for the cost of the product replacement and/or for the labor to repair. This will be billed to the credit card on record.
*Bad weather can cause problems such as power outages resulting in loss of power and water and may cause poor road conditions. We cannot be held responsible for weather related problems. Guest agrees not to request any refund for nights stayed if such an occurrence happens. Be sure to bring a Flashlight with you In Case of an Emergency
*Although unlikely that there is one, we will do our best to resolve any maintenance problems.
*The landlord or maintenance technician may enter the premises at any time in the event of emergency but will try its best efforts to give 24-hour notice for normal maintenance or sales inspections. There is regulate pool and lawn service

*There should be no expectation of refund, and there will be no refund or relocation because you are disappointed with the property you have chosen to rent or in the event that something associated with the property is not working to your satisfaction. There will be no refunds or compassions for: Acts of God, Mother Nature, act of war or government agencies, road maintenance, gas shortages, power outages, TV services outages, internet outages, or water outages.
*Descriptions of the property are deemed accurate but may be subject to change. We have the right to change the amenities such as the furnishings, equipment, and anything other to improve the home
* All homes are treated by a professional pest control company on regular bases. However, guests are in the tropics and depending upon the time of year may encounter tropical pests and animals. Guests are encouraged to dress accordingly and to bring insect repellent for outdoors activities. NO REFUND OR DISCOUNT will be offered.
