We have rented our cabin since 2010. We maintain a clean, spacious and private cabin for what many guests consider one of the best values for this type of accommodation in the area. The cabin is located near Unicoi State Park/Anna Ruby Falls (5-10 minutes) and Helen (10 minutes). Lake Burton is about 40 minutes away. Pet friendly (owner approval needed)

Our cabin is on a private and wooded 1.5 acre lot. But still very close (about 10 min to Sautee Village, Unicoi State Park) and about 15 min to Helen so you don’t have to drive far to get to places to eat and outdoor activities. If you are from the ATL area you can get to the cabin in over an hour or two. Saves on fuel and vacation time!
Places to Eat: try going to Sautee Village and having lunch at Old Sautee Store and across the street at the Old Village Market. Go down the roada aways try Sautee Trail Cafe for breakfast,lunch or supper. In Helen , Betty’s Country store is good for groceries but also has a good deli. Also try Big Daddy’s (awesome wings). The Nacoochee Village Tavern & Pizzeria and Helen’s Country Cafe on the Helen Hwy are also good. For a special night go to Bernie’s, for a coffee or latte fix go Sweetwater Coffee

Check Unicoi State Park, Sautee Village, and Alpine Helen & White County Convention and Visitors Bureau for local events near the cabin. There is great hiking, kayaking, fishing, and a variety of places to eat in the area.

Make a Right on Hwy 115/Cleveland-Dahlonega Hwy
take that to the Cleveland Square
bear left around the square and get on Hwy 129
make a Right on Hwy 75/Helen Hwy (you will see an Ingles at the NE corner)
Right on Hwy 17/Unicoi Tpke
Left on 255 (the Sautee Village is at the intersection)
Left on Bean Creek Rd
Left on north Gold Valley Rd over a small culvert (don’t turn at the first Gold Valley Rd, that is the South entrance,)
Right on Bennett’s Tr (gravel road, sign is missing sometimes, it’s your first right, you are still going uphill)
after you are on Bennett’s Tr stay on it or you can make a left on Screech Owl which loops around back of cabin (not as steep for some folks) and connects to Bennett Trail again

Please refer to your itinerary for house manual, directions, check in,check out procedures, WiFi etc. if you are going up Bennetts Tr you can turn left on Screech Owl and it swings back right behind our cabin and reconnects with Bennett’s Trail . Please Feel free to contact us anytime .
GUEST DEPARTURE PROCEDURES
CHECK OUT time is 1100 AM. A Late check out arrangement must be made with management or there is an additional charge for late check outs.
Before you depart please follow these simple instructions:
• Load and turn on the dishwasher and have any remaining pots, pans, etc washed and put away
• Collect and dispose of all trash into trash can. (including food in fridge)
• Secure and lock door
Contact housekeeper and let them you’ve left.
Return items to their original location
Extra charges apply for lost or misplaced items.
Additional charges apply for guests that require excessive cleaning, damaged items, damage to property, and replacing lost or ruined linens and towels after check out. Feel free to contact us if you have any questions. Thanks, Will and Faith

*FIREPLACE. we are planning to convert the fireplace to a gas fireplace
DO NOT LEAVE FIRE UNATTENDED!! DO not leave fire in gas fireplace unattended or if you are leaving the cabin.
FIRE PIT Firewood is not provided. Local vendors are nearby. Try Betty’s in Helen and Ingles in Cleveland. Or call Brady (937) 564-4435 and he can deliver firewood for a small fee. PLEASE DO NOT LEAVE FIRE PIT UNATTENDED!!
*GRILL – we have a charcoal grill down by the spa and bedroom walkout doors. Bring charcoal and lighter and starter fluid for coals. Please empty any coals into firepit not in woods
*AIR CONDITIONING Do not set air conditioning below 72F or leave windows or doors open with the A/C running. Unit will freeze up and there will be no A/C. Guests will be responsible for A/C repair is unit freezes up or is damaged due to negligence.
BEARS & BUGS Do not leave food exposed outside or in trash cans overnight. We recommend that you freeze your meat scraps or keep them in the inside trash cans. We spray ammonia in the trash cans to deter bears and racoons but they are known to still get in the trash. We keep more ammonia under the sink
Please keep doors closed. The woods have ants, bees, wasps, scorpions, etc. We have pest control services but cannot keep bugs if doors are left open.
The woods have critters, bugs/chiggers during the summer after heavy rains. Wear pants and use bug spray to repel if you are sensitive to them.
*FLASHLIGHTS Be sure to bring a Flashlight and liter with you In Case of an Emergency since we are deep in the wooded areas and mountains of North GA.
PLUMBING. We are not responsible for toilet stoppages and drain stoppages due to guests
SPA
The spa should be already heated when you arrive. We clean and sanitize the spa after each guest. If it’s not heating make sure the cover is on sometimes the housekeeper doesn’t have a chance to fill it up in time and it’s still heating up when you get there

We provide toilet paper, paper towels, dish soap, iron/ironing board, washer/dryer, a couple extra garbage bags and a clean cabin for your stay. You’re responsible for any other items you think you may need.
We also provide one towel for each guest up to 6, sheets for the beds and a couple extra blankets. Please bring all other toiletries, hand soaps, shampoo, and basic cleaning supplies should you want it cleaned during your stay or you can contact our housekeeper for an additional charge. If there are any issues with cleaning or maintenance needed please report them to us as soon as possible so we can address them. We use DIRECT TV as our TV provider. Please use the satellite remote to change the channels on your TV . Use manufacturer remote for changing inputs. Leave TV /Wifi settings and wiring as you found them.
*No Smoking! Minimum $300 charge for smoking in cabin strictly enforced.
*Check out is 11AM. Unless a pre approved late check out is arranged there is $50 late check out fee. Please text through when you check out.
*Do not feed the bears. We are not responsible for damages caused by bears.
* Renter must be at least 21 years of age to reserve and check-in.
* $100 pet security deposit
* We can only accept one pet per stay. If their is damage or excessive shedding or cleanup due to a pet there is $100 charge. We leave a broom, dustpan, mop and small vac for your use. s are permitted in this rental home only if arranged in advance. Addition of any other pet(s) is prohibited
without prior approval. You are solely responsible for any damaged or personal injury caused by your dog. To bring
your pet(s), guest(s) must agree to the following terms:
1. Guests agree to always keep their dog under control.
2. Guests agree to promptly report any damage caused by pet(s).
3. Guests agree to pay any costs for damage done by pet(s).
4. If damages are not reported but are found by staff, it will be documented, and necessary replacement or
repair costs will be charged to guest(s) credit card on file or other means of payment.
5. Guests agree that their dog is housebroken.
6. All pets must be up to date on rabies vaccinations, flea and tick treatment. Heartworm preventative is highly
recommended.
7. Guests agree that dog(s) will be rinsed of sand & dried thoroughly before entering the unit. Guest linens &
towels should never be used on your pet!
8. Guests agree that dog(s) will not be washed in the bathtubs or showers inside the unit. This must be done in the
outside shower or with the hose outside.
9. Guests agree to adhere to local ordinances, leash laws and licensing requirements.
10. Guests agree to clean up after their dog(s) & dispose of their pet(s’) waste promptly.
11. Please don’t leave your dog unattended in the home at any time. Please bring a crate if your dog is crate
trained. Guests agree to keep dog(s) from being noisy or aggressive, and from causing any annoyance or
discomfort to others. Guests will remedy any complaints immediately.
12. Owners are not responsible for guests’ dog(s).
13. No personal pet beds or other such items should be put in the washer or dryer!
14. All excess dog hair will be swept, vacuumed or otherwise picked up and removed from the inside of the unit
prior to departure.
15. “Vicious or Dangerous Dogs” trained for dog fighting or with any tendency or disposition to attack any dog
other domestic animals or humans without provocation, are not permitted at any time. Any dog with a recorded
history of biting is strictly prohibited.
16. No cats or any animals other than dogs are allowed. NO “Visiting” pets will be allo
* Kitchenware has been added for your convenience. You are responsible for cleaning up your own dishes prior to departure. All dishes must be in the dishwasher washing or clean before you depart. $25 dishwashing fee if dishes are not washed.
*We are not responsible for lost or stolen items. If an item is left behind and a guest asks to have an item shipped then the guest must pay shipping(website hidden)ing costs plus $25 service charge to housekeeping staff directly.
*Each property has a specific maximum occupancy. Take note of the maximum number of guests allowed in the cabins before making your reservation. This policy is strictly enforced. Bringing more guests than that of the reservation may result in immediate departure with no refund. The maximum occupancy is stated in all accommodations descriptions.
*If you have a wedding or large gathering at the cabin or on the property of any of our Cabin locations without prior notice and securing a package, you will be charged a MINIMUM of $1000.00 for your event.
*Refunds for early departures are not given under any circumstance. If you need to cancel your reservation, we will honor a One Time reservation change. We can move your reservation to a later date (excluding holidays and special events); we do however offer this change One Time Only. Once this One Time move is made, any additional changes will cancel your reservation without a refund
*There is absolutely no ATV, dirt bike, or any other type of off road vehicle use at any of the cabins or on the property of the entire Summitt Development. Use of an all terrain vehicle at a cabin or on any of the premises will result in $200.00 charge plus possible further collection(s) due to damage. This may also result in being asked to leave without a refund.
*You will be held responsible for any irremovable stains or damage caused to towels or linens at a cost of $5 per towel and $50 per sheet.
*Do not add anything to the hot tub (including, but not limited to bubble bath, bath oils, etc.). Doing so will result in an additional cleaning fee. Do not put small children in the hot tub. Do not put glass in the hot tub. Keep hot tub covered when not in use. Leave hot tub set at 100º when not in use.
*Do not set air conditioning below 72F or leave the windows and doors open while the A/C is running . Unit will freeze up and you will have no A/C .Guests will be responsible for A/C repair charges.
*Preserve nature as it is. Leave all flowers, wood, and anything else on the grounds as it is. Taking anything from the grounds is strictly prohibited.
*Prior to departure please take all trash and place inside the trashcan located on the deck by the master bedroom door.
Please enjoy the great outdoors, but respect the privacy of other guests, and do not wander out of our boundaries on to another parcel. Please respect the privacy and property of any neighbors. Outside quiet time after 10 PM so as not to disturb other cabins down the road.
* Please respect your neighbors and keep the noise level down between the hours of 10:00 p.m. and 8:00 a.m.
*Firearms at the cabin is prohibited. Shooting guns at the cabin is prohibited. Shooting guns will result in being asked to leave the property with no refund.
*Flushing sanitary napkins down the commode will result in major damage to the septic system. A $250 fine to repair the septic system will result.
* Bring charcoal, liter fluid and a liter. You are responsible for cleaning your own grill prior to departure. Empty charcoal ash into the firepit.
* You are responsible for maintaining the cleanliness of the premises during your occupancy and to leave the premises reasonably clean and in good condition upon departure. Failure to keep the cabin clean may result in additional cleaning fees.
*Do not rearrange or tamper with the wiring of the TV and satellite systems. The TV remotes are for the volume controls and the satellite remotes are for the channel controls.
* Any items that are damaged during your stay due to negligence or carelessness will be billed for the cost of the product replacement and/or for the labor to repair. This will be billed to the credit card on record.
*Bad weather can cause problems such as power outages resulting in loss of power and water and may cause poor road conditions. We cannot be held responsible for weather related problems. Guest agrees not to request any refund for nights stayed if such an occurrence happens. Be sure to bring a Flashlight with you In Case of an Emergency
*Although unlikely, we will do our best to resolve any maintenance problems.
*The landlord or maintenance technician may enter the premises at any time in the event of emergency, but will use its best efforts to give 24-hour notice for normal maintenance or sales inspections.
*There should be no expectation of refund, and there will be no refund or relocation because you are disappointed with the property you have chosen to rent or in the event that something associated with the property is not working to your satisfaction. There will be no refunds or compassions for: Acts of God, Mother Nature, act of war or government agencies, road maintenance, gas shortages, power outages, TV services outages, internet outages, or water outages.
*Descriptions of the cabins are deemed accurate but may be subject to change. We have the right to change the cabins amenities such as the furnishings, equipment, and anything other to improve the cabin
*Guests acknowledge, understand, and agree that wood burning fireplaces are seasonal from October 1st through March 15 . Only hardwood or Dura flame type logs shall be burned in wood burning fireplaces. No other item including but not limited to; charcoal, lava rocks, accelerants, etc. will be burned in wood log fireplaces. Guests agree to pay for any damages caused by burning items in the fireplace. Guests further agree that no fire will be left unattended. Firewood is for sale at any grocery stores in the area during firewood season. Do not place the fireplace coals in the woods. Please dump them in the fire ring outside the cabin and then wet them thoroughly to make sure they are not hot.
* The fireplace flue moves up and down not side to side
* All cabins are treated by a professional pest control company on regular bases. However guests are in the mountains and woods and depending upon the time of year may encounter Bear, Deer, Turkey, Ladybugs, Carpenter Bees, Wasps, Scorpions, Ticks, Ants, Chiggers, red bugs etc. Guests are encouraged to dress accordingly and to bring insect repellent for outdoors activities. NO REFUND OR DISCOUNT will be offered.
*A majority of the cabins in the Helen area are on gravel roads with varying degrees of gradients. The Helen topography consists of hills, ridges and is generally considered mountainous, and therefore some roads and /or driveways may be slightly steep or rough. They are all accessible by any type of vehicle, however, but keep in mind you will travelling on uphill/downhill gravel road conditions. If you are arriving by motorcycle . No trailers , RV or campers
